Investing in Costa Rica’s Exclusive Property Market
Exclusive property is defined in this article, quite generally speaking, as very, very expensive property or property that is not readily visible to others. Properties behind big fences and security walls tend to be referred to as exclusive. Owning an island would be considered exclusive property. In fact, exclusive neighborhoods exclude certain types of residents. Mainly those who cannot afford the rich price tag.
Investing in exclusive property in Costa Rica can be very rewarding. Many executives and recent “dotcom” millionaires are moving their families to Costa Rica for a year at a time to determine whether they want to live there permanently. This provides an excellent opportunity for those who have purchased homes as investment properties since the executives will need rental space for their families.
Another reason to invest in Costa Rica property is the fact that exclusive properties are selling for considerably less than their counterparts in the US or Canada. A mansion on the ocean is almost cost-prohibitive for many people in North America but similar properties in Costa Rica are comfortably manageable for many more people.
Further, Costa Rica is a bustling country. Tourism is good, developers are building on a regular basis and home based entrepreneurs are leaving North America for Costa Rica. Many investors feel that with the poor economy and housing market in the US, their money is better served outside the country in more viable communities.
Weather is another issue. In recent years, flooding, hurricanes, and other natural disasters have caused people to wonder whether housing investment is secure in any state. The geographical makeup of Costa Rico prevents hurricanes on the west because the land is protected from mountains. And aside from the extreme weather in the US, areas that used to be considered good places to live in the winter are not even warm all the time now. Weather patterns have shifted to the point where one is not really sure. Costa Rica, on the other hand, experiences beautiful weather all year round.
Investing in exclusive property is not the sole domain of the rich either. If one cannot afford to buy a condo or home alone but wishes to participate, there are legitimate ways to do so. Shares are sold in lands that will be used for development five or ten years down the road. Properties are being sold very quickly in pre-construction stages. This means that returns on investment can be quick at times.
And even if the ROI is not immediate, it is almost certain that properties will sell. The country’s tourism market is under-serviced and visitors are demanding more hotels, resorts and finer types of accommodations. This fuels the economy as investors have more opportunities in which to participate. And as more tourists come, more will look for exclusive resorts in which to stay and exclusive homes to rent for the duration of their holiday.
