Agents

Real agents here do not need to be licensed bu there are organizations pushing for the standardization of practices and code of ethics in the real estate industry. Most buyers form an LLC in order to avoid some fees but this is not always necessary.

Taxes

Once you closed the deal and purchase a property, you will only deal with reasonable property taxes. The amount is roughly one percent of the value of the property. There is also no need to worry about any capital gains tax.

The only complicated scenario is when you want a property which is in front of the water or what they term as the maritime zone. These kinds of areas are tightly controlled and so is the construction to ensure utmost protection of the environment. You might have to deal with certain restrictions if you want a property by the waterfront.

The wildlife is nothing but awesome as you squeezed in a varying habitats for the different species. This big number of species can be attributed to how Costa Rica was formed—rising from the ocean about 3 million years ago with a land bridge linking it to the mainland Americas.

How to explore

The best way to explore the two ends of Costa Rica is by hiring a car rental. This will allow you some freedom to go where you want especially when you have very limited time. The roads are as varied from paved highways to single lane roads covered with rocks and mud. Add to the excitement some occasional landslide and flooding, cattle, and fog.

Driving around the country is fun where roads lead you to the cloud covered mountains or to the jungle tracks. Do not forget to bring your sense of navigation when you prepare and pack your things.

What to see

Drive along the Central Pacific Coast for some surf, sand and sun. Head south and you will end up in Osa Peninsula where you will have a close encounter with Costa Rica’s rugged wilderness.

IF you will head east, you will be following the roads up the soaring mountains where you can trek thru thick rainforests and relax in hidden hot springs. There are also cultural hot spots in the Central Valley if you just want to enjoy the urban setting.

As you reach the other side of the country, you will notice Spanish becomes more predominant than English and the sounds of the Caribbean conquers the Latin beats. If you are really in a rush, you can practically swim in the Pacific and the waters of the Caribbean in a single day.

If you’re more interested on nature and beaches, the town of Cahuita is definitely your place of destination. Located on the Caribbean, Cahuita offers locals and tourists a path to walk through in order to enjoy the lush greens of Costa Rica. There are also wild animals to be seen in the National Park like the blue crabs, sloths, green snakes, and monkeys.

Costa Rica is also famous for its volcanoes. The ones closest to San Jose and Poas are the top volcanoes to see since it is near the city. Volcano Arenal, an active volcano, is also a good pick if you’re willing to travel further. Nighttime is, perhaps, the best time to go and see the volcanoes because the view is breathtaking. Bubbling streams and red-hot rocks fly into the air and come down to the volcano as they quickly break into pieces. The Tabacon Springs, located at the base of Arsenal Volcano, is also a great spot to visit during the day. The warm pools offer a spectacular view.

Costa Rica has been given by nature a number of breathtaking sites. Whether you’re after a slice of life in the city or a piece of nature, you’re definitely find so much to explore in Costa Rica.

All right folks, now that you have made yourself a list of everything that you want out of a property, you now need to decide exactly where you want to invest in.  There are many different properties available in Costa Rica and you need to pick one that fits your needs and style.  There are many different ocean-front properties and while those are a little bit more expensive, if you plan on lounging on the beach, it might be a good idea to get one of those!

Or maybe you want one of the apartments in Costa Rica.  There are many different apartments that you can buy or even condos – a lot of the condos are right in the middle of a city, would be great for the person who loves the city!  After you have picked your location, you definitely need to choose your budget.  Making sure that you outline your budget while you are looking is a great way to ensure that you will not over-spend!

Of course, you may not exactly want to incorporate.  Before you even consider it, you have to make sure that there are at least two of you looking to invest, at which point you will have to do so with the Costa Rican Notary Public.  To incorporate, you need to pick an original, unique name, you have to properly appoint a Board of Directors, which needs to have at least three members, as required by law.  There needs to be a president, a secretary, and a treasurer.  You also need a comptroller.  A different person has to be appointed for each position.  No one can take on two roles.
